Probably the most frequent and important question any buyer asks their solicitor when they want to submit an offer for a property is: ‘how much should I offer?’.

You want your offer to be accepted, but you don’t want to pay over the odds.

I’m not surprised that the response of almost all solicitors is something along the lines of: ‘How much would you like to offer?’ when their sole focus and interest is the legal process, and their base is a city centre 3rd floor office. I’m based in my own office in our Shawlands estate agency and work closely with our estate agency team.  I keep a close eye on what is selling – and for how much. I have inside knowledge about the market and, because I act for buyers on a daily basis, I have a good deal of experience of dealing with other agents who are selling properties my clients may want to buy. 

That means that I can provide well-informed, up to date guidance on how much to offer.  And since I know all of the local agents personally, I have the inside track necessary to negotiate the best possible deal on your behalf.
